How renting with us works

From finding a home to moving in, and what happens once you are there.

Renting a home with us follows the same clear path every time. Here is how it works.

    Apply

    If the property is right for you, fill in an application. We will ask for some details about you and anyone else who will be living there.

    Holding deposit

    To reserve the property while we carry out referencing, we take a holding deposit. By law this is capped at one week's rent. It goes towards your first month's rent and your deposit once you move in. It can only be kept in set situations, for example if you give false information, fail a right-to-rent check, or pull out after we have started. If the landlord decides not to proceed, it is returned to you.

    Referencing

    We check that the tenancy is right for everyone. That usually means confirming your identity, your right to rent in the UK, your income or employment, and a reference from a previous landlord. In some cases a guarantor is needed.

    Moving in

    Before you get the keys we set up the tenancy agreement, take your deposit (which is protected in a government-approved scheme), and agree an inventory of the property's condition. Then the home is yours.

    Your responsibilities

    As a tenant you agree to pay your rent on time, look after the property, and report repairs promptly. You allow access for inspections and repairs when we give proper notice, and you do not sublet or make changes without permission. You will normally arrange your own contents insurance and pay for utilities and council tax unless your agreement says otherwise.
