EPC & Gas Safety
Stay compliant with UK landlord safety requirements.
As a landlord, one of the most important things you need to remember is to ensure your property is gas-safe and meets the EPC requirements set out by the government. Amco Management are equipped to ensure your property stays up to date with these legal requirements.
Gas Safety
The three main responsibilities in gas safety under UK law:
Maintenance
Ensure gas pipework, appliances and chimney/flues are maintained in a safe condition.
Gas Safety Checks
Conduct an annual gas safety check carried out by a Gas Safe registered engineer.
Record
A record of the annual gas safety checks must be stored for at least 2 years.
Gas Safety Certificates
As a landlord, it is your legal responsibility to ensure each rental property has an annual safety check on all gas appliances and flues. This must be carried out by a Gas Safe registered engineer and a record of each safety check must be retained.
Energy Performance Certificates
An EPC rates how energy efficient your building is, using grades A–G. EPCs are needed whenever a property is built, sold or rented, and must be arranged before you market your property. As of 1 April 2018, privately rented properties must meet a minimum EPC rating of E. EPCs are valid for 10 years. Within our management package, if your EPC is F or below our maintenance team can advise on suitable actions to raise the rating.
