The property

Royal Oak Works came to AMCO directly from the owner. The site sits on Oak Street in Pendlebury, Swinton, in the Salford industrial belt with fast access to the M60 and the wider Greater Manchester motorway network — approximately 34,500 sq ft of industrial and warehouse accommodation. The owner appointed AMCO on a full end-to-end basis: strategy, works, lettings and ongoing management under one roof.

What we did

Assessed the asset and set the unit strategy. We reviewed the building against live demand in the Salford and wider Greater Manchester market and concluded the site should be split two ways rather than one — six smaller S-series units from 550 sq ft to serve local trade and storage demand, and three larger industrial units of 5,352, 7,707 and 10,245 sq ft aimed at regional warehousing and manufacturing occupiers. This approach allowed the estate to appeal to a much wider occupier base, rather than relying on a single large occupier or creating a uniform mix of units that would not reflect the different types of demand in the market. Delivered the refurbishment and subdivision. We managed the refurbishment and subdivision from procurement through to completion, coordinating contractors, specifications, programme and costs throughout the works. The project included the structural subdivision of the building, installation of separate access points and roller shutters, new and upgraded services and metering, roofing works, electrical installations and lighting, WC and welfare facilities, improvements to the yard and parking areas. The works were planned around the proposed letting strategy to ensure each unit was independently accessible, functional and ready to accommodate its intended occupier. Handled the planning and compliance position. AMCO coordinated the required planning and compliance work alongside the refurbishment, ensuring the subdivided units were appropriately documented and capable of being marketed and occupied. This included managing the relevant building regulations requirements, EPC provision, fire safety considerations and asbestos-related requirements, with specialist contractors and consultants engaged where required. Took the units to market. A two-track campaign reflecting two genuinely different occupier markets — portal and direct marketing for the S-series, agency network and targeted approach for the larger units. Took on the management. Lettings, referencing, rent collection, service charge, compliance and day-to-day management, handled in-house from the first completion.

The outcome

Royal Oak Works was delivered as nine self-contained, fully serviced industrial units totalling 34,559 sq ft — a building that previously offered no lettable configuration now brought back into productive use in its entirety. The owner appointed amco on a single instruction and we delivered the whole of it — strategy, design, procurement, works, marketing and ongoing management — without the client having to coordinate separate consultants, contractors and agents.
