The property
Colne Valley Business Park occupies a prominent position on Manchester Road in Linthwaite, four miles south-west of Huddersfield. At just under 120,000 sq ft it is one of the largest independently owned business parks in the valley, and one of the most varied — light industrial and workshop space, self-contained office suites, secure enclosed yards and open storage land, alongside a retail and leisure element that gives the estate a role as a genuine local hub.
The site is home to close to 100 businesses, including a Premier convenience store, a Post Office, a Subway, soft play centre, Karate Club, and large gym.
When AMCO was instructed in 2014, the estate was significantly under-let, with low occupancy levels and a number of outstanding compliance issues.
What we did
End-to-end management of a complex tenant base.
Around 70+ separate tenancies across 60+ lettable units plus yards and open storage — lettings, rent collection, arrears recovery, service charge administration, insurance, compliance and day-to-day occupier liaison, all handled in-house.
A unit offer built for every stage of a business.
Accommodation runs from 111 sq ft office suites suitable for sole traders, through mid-sized workshop and light industrial units, up to a largest built unit of 11,936 sq ft, plus 13,140 sq ft of adjoining land at Manchester Road. Occupiers can expand within the estate rather than leave it — a significant driver of retention.
Planned maintenance and refurbishment.
Office suite refurbishments, roofing, the electrical programme across the site, lighting, yard surfacing, security.
Compliance across 60+ units.
Fire risk assessments, fixed wire and electrical testing, asbestos management and statutory inspections co-ordinated centrally — a materially different exercise at this scale to a single-let building.
Active lease management.
Renewals, regears, surrenders and Landlord and Tenant Act 1954 notice handling across a constantly moving tenant roll, including recovering possession where occupation had broken down and re-letting the space.
Arrears handled early.
Structured payment arrangements and direct engagement with occupiers to keep businesses trading and units in occupation, with formal recovery used only where necessary.
The outcome
The estate is 100% let. All 60+ units, together with the yards and open storage areas, are in occupation across approximately 70+ tenancies — full occupancy on a 119,075 sq ft multi-let asset with a tenant base of small and independent businesses.
The breadth of the unit mix is what sustains it: small suites let quickly and repeatedly, larger industrial units provide income stability, and the retail and leisure occupiers generate footfall that benefits every business on site.
