The property
Cockers Farm Business Park occupies a rural site on Long Lane in Heath Charnock, on the outskirts of Chorley between the town and the West Pennine Moors. AMCO was instructed in January 2023.
The estate offers something Chorley's conventional industrial stock largely doesn't: genuinely small self-contained units — from 65 sq ft upwards — at rents local trades and start-ups can carry, combined with substantial open compound and yard space for occupiers who need external storage rather than covered floor area.
What we did
Full estate management from instruction.
Lettings, rent collection, arrears, service charge, insurance, compliance and day-to-day occupier liaison across 48 lettings.
A unit ladder built for small business.
Micro units from 65 sq ft for storage and single-desk use; small workshop and storage units in the 200–400 sq ft band; medium units to 900 sq ft; and larger workshop space up to 2,193 sq ft. Occupiers can start very small and move up within the estate as they grow.
Open storage as a distinct product.
Three compound and paddock areas totalling over 22,000 sq ft let separately for external storage, plant, vehicles and materials — serving demand that covered units can't and won't meet.
Site-wide facilities and security.
Managed access, CCTV monitoring, communal WC facilities and on-site tenant parking, funded across the estate so a 65 sq ft occupier gets infrastructure they could never provide alone.
Occupancy cost kept low.
Units sized and assessed so qualifying businesses fall within small business rates relief. Rents from as low around £170 per calendar month.
The outcome
47 of 48 units are let. In three and a half years under AMCO management the estate has reached effectively full occupancy, with a single unit currently available.
The unit ladder is what sustains it: very small units let quickly and repeatedly, occupiers who outgrow a unit take a larger one on site rather than leave, and the compound and paddock areas let to businesses who take covered space alongside them.
