The property
No. 7 Mill forms part of Atlas Mills, a four-mill cotton spinning complex off Mornington Road in Bolton, established in 1864 and progressively repurposed since spinning ceased in the 1960s.
AMCO was instructed at the outset, with the building entirely vacant. What the client owned was 43,573 sq ft of open Victorian mill floorplate — solid, generously proportioned and structurally sound, but with no lettable units, no let-ready services and no income. The challenge was not repair but conversion of raw floor area into a product the local occupier market would actually take.
What we did
We designed and delivered the estate from a blank sheet:
Unit mix built around real demand.
Rather than chasing a single large occupier, we subdivided the mill into self-contained units from 1,018 sq ft up to 5,558 sq ft, with adjacent units capable of being combined for larger requirements. A minimum 4m eaves height was retained throughout.
Planning.
Secured consent from Bolton Council for the multi-let storage (Class B8) and workshop configuration.
Specification.
Each unit delivered secure, dry and private, with its own access, and services and metering arranged to allow independent occupation.
Estate infrastructure.
Access, yard, loading, lighting and security addressed as a whole so the site functioned as a managed estate rather than a set of rooms in a mill.
Management framework.
A standard lease template, estate charge mechanism, insurance, and a full compliance and health & safety regime put in place from the first letting — so the asset was institutional in its management from the start.
Marketing and lettings.
Targeted at local trade, e-commerce, distribution and workshop occupiers, with tenant vetting and AML/KYC due diligence handled in-house.
The outcome
A vacant mill floorplate is now an income-producing multi-let estate of 16 units across 43,573 sq ft, at 100% occupancy. The unit sizes have proved well matched to Bolton's small-business occupier market, and the estate is managed end to end by AMCO — lettings, rent collection, compliance, service charge and day-to-day tenant liaison.
Our client reports a return on his investment in the region of 15%.
